Bespoke Spaces has been running private offices and coworking in North London for 15 years. Our offices are private, lockable rooms in two buildings in the N19 postcode.
We work with small businesses, consultants, growing teams, creative studios, and professional services firms who need a real office without the cost, commitment, or administrative weight of a traditional commercial lease.
Our offices are all-inclusive — utilities, communal cleaning, building management, kitchen access, phone booths , and access to the rooftop sauna and cold plunge are all part of the deal, internet and meeting rooms are paid for based on need. There are no setup fees, no surprise charges, and contracts as flexible as you need. If your team grows or shrinks, we'll usually accommodate the change within the building.

Located at 14 Windermere Road. Private offices ranging from single-person studios to teams of 8-12, with the rooftop sauna and cold plunge on-site. Best for teams that need transport convenience, easy client access via the Northern Line, or value being part of an established community.

near Crouch Hill & Finsbury Park
A larger converted warehouse at 465 Hornsey Road. Higher ceilings, more natural light and on-site parking. Best for teams that need more space, drive to work, or want a workspace with genuine character. Sauna access at Archway included.
Office Sizes and Team Sizes
Our offices range from single-person studios to rooms for teams of 12 or more. Most are configured for teams of 3–8, which is the size that fits both buildings best and reflects the kind of small businesses we typically host. If you're a solo operator, we have dedicated studio rooms. If you're a team of 10+, we can usually combine offices or work with you on the layout.
