The building

Hornsey Road is the larger of our two buildings. It was converted from four warehouses, so you get high ceilings, big Crittall windows, skylights and more room than most North London serviced offices at this price. There's a garden and outdoor space, on-site parking (at an extra monthly cost), phone booths, shared kitchens and bike storage. It's independent and owner-operated, so when something needs sorting you deal with the people who run the building.

Compared with our Archway building, Hornsey Road has more space, parking and lower office prices. Archway is closer to the Tube and has the rooftop sauna.

Current office availability

Serviced private offices to rent here range from single-person studios to rooms for teams of 12 or more. Contracts are monthly, with no long lease. Businesses that need proper private rooms, such as health and aesthetic practitioners, design studios and small agencies, tend to end up here. Which rooms are free changes as members come and go, so we don't publish a list that could be out of date. Ask us and we'll tell you what's available this week and what it costs.

Offices start at £450/month, with no VAT to add. The price covers furniture, utilities, communal cleaning and building management. Internet for private offices is priced separately, based on what you need. If you need a particular size or want to combine rooms, get in touch.

Coworking, hot desks and day passes

Hot desks in a shared space with more room and natural light than most coworking spaces. There's no minimum term. Internet is included for coworking members. Prices are the same as at Archway.

Parking

Hornsey Road has on-site parking, which is rare for a serviced office in London. Parking isn't included in office or coworking prices: it's a separate monthly agreement at an additional cost, subject to availability. If you need office space with parking and you drive to work, it's one of the main reasons to pick this building. Ask us about current parking availability and price when you book a viewing.
