It's a larger, more spacious workspace than typical North London serviced offices — with high ceilings, Crittall windows, lots of natural light, and on-site parking. Offices are private, lockable rooms. Contracts are 12 months, with shorter contracts available at a premium. No fit-out costs, no surprise charges.
Members also have access to the rooftop sauna and cold plunge at our Archway location.

Hornsey is the larger of our two buildings, so the range of office sizes is broader. We have spaces suitable for single-person studios, small teams of 1-2, 3–6, and larger teams of up to 12 or more.
The building has historically been a good fit for health and aesthetic practitioners (who need proper treatment rooms with privacy), small creative agencies, design studios, and growing businesses that need more room than typical city-centre serviced offices offer.

Most of our Hornsey members chose this location for one or more of three reasons:
they need on-site parking and didn't want to deal with London tube commutes; they wanted more space and natural light than smaller central London offices offer; or they're based in North London (Crouch End, Stroud Green, Finsbury Park, Tufnell Park, Holloway) and Hornsey Road is simply more practical for them.
The building itself is the other reason. It was originally converted from four warehouses, which means high ceilings, large windows, skylights, and a sense of space that's genuinely uncommon at this price point in London.

Hornsey Road has its own parking, which is rare for a serviced office in London. A space is a separate monthly agreement at extra cost and depends on what's free, so ask about it when you book a viewing.
VAT depends on the unit
Offices in Units 1, 2 and 4, including those from £450/month, have no VAT to add. Offices in Unit 6 are + VAT, and the live list above shows the VAT basis for each room. If your business isn't VAT-registered you can't reclaim VAT, so a £450 office here costs you £450. An office priced at £450 + VAT would cost you £540.
Who a Hornsey Road office works for
Finsbury Park
Finsbury Park station is about a mile south, around a 22-minute walk. If you live around Finsbury Park and drive or cycle, Hornsey Road gives you a bigger office and a parking space without heading into town.
Crouch End and Stroud Green
Crouch Hill Overground is an 11-minute walk from the door. If you're based in Crouch End or Stroud Green, Hornsey Road is the practical choice.
Holloway and Upper Holloway
Upper Holloway Overground is a 12-minute walk, and Archway on the Northern Line is about 16 minutes on foot.
Our Archway building is a 15-minute walk away, or about 5 minutes by bike or car. Hornsey office members can use the Archway sauna and cold plunge under the current member rules.
